One residential buy-to-let with a single monthly rent receipt is very different from a six-property HMO portfolio with utilities, repairs and multiple tenants.

Common MTD questions
Do quarterly updates mean four tax returns every year?
No. Quarterly updates are summaries from your digital records. Your annual tax return is dealt with separately.
Is the MTD threshold based on profit?
No. The threshold test uses qualifying gross self-employment and property income before expenses.
What if I have both rental income and self-employed income?
The qualifying income test looks at the combined qualifying income from those sources.
Does the number of rental properties affect the fee?
Yes. Our standard landlord prices are based on one straightforward residential property. Additional properties and more complex portfolios may increase the monthly fee.
What about HMOs, commercial property or serviced accommodation?
Those can require more complex bookkeeping and review, so we normally quote individually after checking the portfolio.
Can you do all the bookkeeping for me?
Yes. Managed and Plus are designed for clients who want us to maintain the bookkeeping as well as deal with MTD.
Can I do my own bookkeeping?
Yes. Essential is designed for clients who maintain their own records to a suitable standard.
